The house is located within walking distance of a large Publix Supermarket, the Broward Center for Performing Arts, many restaurants, and the Las Olas Riverfront Entertainment Complex with a 12 screen movie theater. The beach is less than a 10 minute drive, and as a resident of Broward County, you would be entitled to a beach pass, which would provide you with free parking in any of the three beach parking lots on Ft. Lauderdale Beach.
There is a homeowners association, (current maintenance is $100 per quarter), which will most likely be dissolved, since we turned the common area over to a separate dock association. (No dock, although one may become available. No fixed bridges).
The current appraisal on the town house is $875,000, which reflects a $200,000 reduction, due to market. I am the original owner and initially paid a $100,000 premium for the lot, since my pool is the largest one of the 20 homes in the community.
